How Your Monthly Repayment Is Calculated

Enter the home sale price, your down payment, the annual interest rate your bank has quoted, and the loan term in years. The calculator subtracts your down payment from the price to get your loan amount, then applies the standard reducing-balance EMI (equated monthly instalment) formula to work out a fixed monthly payment that fully repays the loan — principal and interest — by the end of the term. Reading the Results

  • Loan Amount: the home price minus your down payment — the amount the bank actually lends you.

  • Monthly (P&I): the fixed principal-and-interest instalment you'd pay every month for the full term.

  • Monthly incl. Insurance: the P&I instalment plus a monthly share of your annual mortgage/fire insurance premium.

  • Upfront Fees: stamp duty, legal fees, and valuation fees combined, calculated as a percentage of the home price and paid once at completion.

  • Cash Needed Upfront: your down payment plus the upfront fees — the total you need in hand before you get the keys.

What Do Stamp Duty, Legal Fees, Valuation, and Insurance Cost?

The fee and insurance fields start blank — the placeholder text in each box shows a typical figure, but you need to type in a value for it to count toward your results. Stamp duty is charged by KRA at 4% of the property value for urban residential property (2% for agricultural land). Legal fees follow the Law Society of Kenya's sliding scale, starting at 1.5% for the first KES 500,000 of value and stepping down from there; use the dedicated Property Legal Fees Calculator for a band-by-band figure. Valuation fees follow the Valuers Act scale — 1.0% on the first KES 5,000,000 of value plus 0.25% on the remainder (minimum KES 25,000), which works out to roughly 0.5% for a typical mid-market home. Annual mortgage insurance (fire/property cover plus mortgage protection) typically runs 0.3%–0.6% of the property value per year; this calculator suggests 0.4% as a blended estimate. Because there's no single official mortgage rate in Kenya, this calculator starts you off at a reasonable default rate but lets you overwrite it with whatever your bank has actually quoted — the result is only as accurate as the rate and fees you enter.
